Layout choices in this version

COLUMNS Materials Cost, Labor (Hours), and Rate ($/hr) are split into separate columns so the labor-vs-materials breakdown is legible at a glance — closer to how Dan thinks about pricing than the v2 "Type / Qty / Rate / Total" condensed format.
EDIT BUTTONS Edit and Complete in the top-right give an explicit way out of read-only viewing. Inline pencils still open per-row inline edit, but the global Edit/Complete buttons are the "I'm done refining, save it" affordance.
METRICS PANEL The Financial Metrics & Grading Table is anchored to the bottom-right of the table area. Always visible without taking a full sidebar — Dan sees the grading numbers update in place as the chat applies refinements.
RECALCULATING "Recalculating…" placeholder shown for Gross Margin and Overall Grade — both are derived values that need a roundtrip when line items change. Other metrics (already computed) display immediately.
FLOW ARROW The ↗ between chat and estimate hints at the live-update connection: user types in chat → AI applies → estimate above pulses + metrics recalc.

No top app-nav (Estimates / New Estimate / Settings) — this layout assumes you're already inside the estimate view.
No sub-tab nav (Overview / Refine / Doc Preview / History) — those concepts can layer in via the Edit/Complete buttons or be added later.
No left sidebar / dashboard chrome — keeps the focus on the estimate + chat, the way your sketch framed it.
